How to Apply for a Rental

Our application process is straightforward and designed to be completed quickly. Here's what to expect from inquiry to move-in.

Inquire on a Unit

Contact us about a specific listing or submit a general inquiry. We'll confirm availability and schedule a showing.

Submit Application

Complete our rental application with basic personal, employment, and rental history information. A screening fee may apply.

Screening & Approval

We conduct a background and credit check in accordance with fair housing law and notify you of your application status promptly.

Sign Lease & Move In

Upon approval, review and sign your lease agreement, submit your security deposit and first month's rent, and receive your keys.

Rental Qualification Standards

Income Verification

Applicants are generally required to demonstrate verifiable gross monthly income at or above a standard threshold relative to monthly rent. Acceptable documentation includes pay stubs, tax returns, bank statements, or employer letters.

Credit History

We review credit history as part of our standard screening process. Prior evictions, outstanding balances to landlords, or recent collection activity may affect eligibility. We evaluate applications on the full picture, not a single number.

Rental History

A positive rental history is a strong indicator of a good tenancy. We may contact prior landlords to verify lease compliance, payment history, and the condition in which you left previous properties.

Background Screening

All applicants 18 and older are subject to a background check. Results are reviewed in accordance with applicable fair housing and state laws. Criminal history is evaluated on a case-by-case basis.

Identification

Valid government-issued photo identification is required for all adult applicants. Acceptable forms include a state-issued driver's license, passport, or equivalent.

Maintenance Requests

We take maintenance seriously. A well-maintained property protects your comfort as a tenant and our investment as an owner — those interests are aligned.

Submit all non-emergency maintenance requests in writing via email so we have a proper record and can track completion. For emergencies, call us directly.

Immediate Response Required

Gas leaks, flooding, no heat in freezing temperatures, electrical hazards, fire, or any condition posing an immediate health or safety risk. Call us directly — do not wait.

Urgent
Addressed Within 24–48 Hours

No hot water, HVAC failure, major appliance outage, plumbing leak (non-flooding), or security concerns such as a broken lock or window.

Routine
Scheduled at Next Availability

Minor repairs, cosmetic issues, appliance wear, or preventive maintenance items that do not affect habitability or safety.

How to Pay Your Rent

We offer multiple convenient payment options. Rent is due on the first of each month. Please refer to your lease agreement for grace periods and late fee terms specific to your unit.

The preferred payment method. Direct bank-to-bank transfer is fast, traceable, and avoids delays. Details provided at lease signing.

Case by Case

Know Before You Sign

Pet policies vary by property. Some units are pet-friendly with a pet deposit and/or monthly pet fee; others are not. Whether pets are permitted, the number and size allowed, and associated fees will be clearly stated in your lease agreement. Unauthorized pets are a lease violation.
We will notify you in advance of your lease expiration date regarding renewal options. Tenants in good standing are generally offered the opportunity to renew. Month-to-month arrangements may be available after the initial lease term at management's discretion and may be subject to an adjusted rental rate.
Subletting or assigning your lease to another party without written consent from Gulf States Management, LLC is prohibited and constitutes a lease violation. All occupants residing in the unit must be listed on or approved under the lease agreement.
Tenants may not make structural alterations, paint walls, install fixtures, or make any modifications to the property without prior written approval from management. Minor, reversible decorating (e.g., small picture hooks) is generally acceptable. All approved alterations must be disclosed at move-out and may be required to be restored.
Tenants are required to provide written notice of intent to vacate per the terms of their lease. Upon move-out, the property must be returned in the same condition as at move-in, less normal wear and tear. A move-out inspection will be conducted. The security deposit will be returned or itemized deductions provided within the timeframe required by applicable state law.
Tenants are strongly encouraged — and in some cases required — to carry renters insurance for the duration of their tenancy. Our property insurance covers the building and our interests; it does not cover your personal belongings, liability, or living expenses in the event of a covered loss. Renters insurance is affordable and widely available.
